This approval will expire on , which is 18 months from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been issued and remain in force, and (3) all necessary permits from <br /> other agencies have]been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Tom Ushing, 468-3121) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review (Development Title <br /> Section 9-884) <br /> b. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division <br /> (1) Foundation plans and calculations are required for tanks over 5.000 gallons or over 2:1 height <br /> width. <br /> 2. ENVIRONMENTAL HEALTH DEPARTMENT: (Staff Contact: Ted Tasiopoulos, 953-7698) <br /> a. The EHD Well Construction Permit will be issued with conditions to ensure that the replacement <br /> well will be constructed in compliance with current California Well Standards, San Joaquin County <br /> Well Construction Standards, and Flood Protection Board requirements. The conditions will <br /> include that the well shall be constructed in a manner to prevent surface water from entering the <br /> well during flood events; and the well components shall not restrict flows during these times <br /> b. Destroy the abandoned well(s) under permit and inspection by the Environmental Health <br /> Department as required by San Joaquin County Development Title, Section 9-1115.5(e). <br /> c. A public water system shall be constructed to the requirements of the Environmental Health <br /> Department and the Department of Public Works. The water system shall be shown on the <br /> Improvement Plan (San Joaquin County Development Title, Section 9-1120.2). <br /> 3. DEPARTMENT OF PUBLIC WORKS- (Staff Contact: Bill Dubois, 468-3160) <br /> a. A Commercial Well Permit from the Department of Public Works shall be required. <br /> b.
