• 1 f � r SA-89-24 CONDITIONS OF APPROVAL PAGE FOUR f . Sound levels within the M-1 zone shall not exceed 75 db Ldn at the property line of the property being developed . In addition , no sound level shall exceed 65 db Ldn at the property line of properties which abut areas either developed residential , zoned residential , or shown for residential use on the General Plan. g. Details of a landscaping and irrigation plan shall be shown on the Improvement plan. As an alternative , three copies of a separate landscaping and irrigation plan shall be submitted to the Director . In either case , landscape details shall include a key showing size , type , number , and spacing of all proposed plantings . Details of an automatic and timed sprinkler system shall be shown . All approved landscaping and sprinklers shall be in place prior to issuance of an occupancy permit . All landscaping shall be installed during Phase I construction , installed as indicated on the Site Plan submitted on March 16 , 1989 , and planted in the following manner : Trees : Spaced not to exceed 25 feet on center at a ratio of 25%-15 gallons , 50%-5 gallons , 25%-1 gallon. Shrubs : Spaced not to exceed 10 feet on center at a ratio of 20%-5 gallons , 80%-1 gallon. Groundcover : 100% coverage. h . Details of existing and proposed fencing shall be shown on the Improvement Plan. A six (6 ) foot high , solid fence shall be installed along the north property line during Phase I construction. A note to that effect shall appear on the Improvement Plan. i . All construction and improvements shall conform to the approved Site Plan (March 16 , 1989 ) and Improvement Plan. j . Only those uses permitted in the M-1 zone shall be allowed in the Phase II building and in future buildings permitted on—site . All future development on the site will be subject to appropriate , approved permits from the Planning Division.
