Sound levels within the M-1 zone shall not exceed 75 db <br /> Ldn at the property line of the property being <br /> developed . In addition , no sound level shall exceed 65 <br /> db Ldn at the property line of properties which abut <br /> areas either developed residential , zoned residential , <br /> or shown for residential use on the General Plan. <br /> g. Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement plan. As an alternative , <br /> three copies of a separate landscaping and irrigation <br /> plan shall be submitted to the Director . In either <br /> case , landscape details shall include a key showing <br /> size , type , number , and spacing of all proposed <br /> plantings . Details of an automatic and timed sprinkler <br /> system shall be shown . All approved landscaping and <br /> sprinklers shall be in place prior to issuance of an <br /> occupancy permit . <br /> All landscaping shall be installed during Phase I <br /> construction , installed as indicated on the Site Plan <br /> submitted on March 16 , 1989 , and planted in the <br /> following manner : <br /> Trees : Spaced not to exceed 25 feet on center at a <br /> ratio of 25%-15 gallons , 50%-5 gallons , 25%-1 gallon. <br /> Shrubs : Spaced not to exceed 10 feet on center at a <br /> ratio of 20%-5 gallons , 80%-1 gallon. <br /> Groundcover : 100% coverage. <br /> h . Details of existing and proposed fencing shall be shown <br /> on the Improvement Plan. A six (6 ) foot high , solid <br /> fence shall be installed along the north property line <br /> during Phase I construction. A note to that effect <br /> shall appear on the Improvement Plan. <br /> i . All construction and improvements shall conform to the <br /> approved Site Plan (March 16 , 1989 ) and Improvement <br /> Plan. <br /> j . Only those uses permitted in the M-1 zone shall be <br /> allowed in the Phase II building and in future <br /> buildings permitted on—site . All future development on <br /> the site will be subject to appropriate , approved <br /> permits from the Planning Division. <br />
