If the applicant is <br /> proposing a sign, the sign will need to comply with Chapter 9-1710 of the Development Title and <br /> be included on the Site Plan. <br /> Parking <br /> Development Title Table 9-1015 (b) requires 0.33 parking spaces per seat for the use type <br /> Religious Assembly- Regional Phase I consists of the construction of a multipurpose building <br /> with a seating capacity of 80 people. As a result, a minimum of 2�arking spaces are required <br /> for Phase I. Phase II consists of the construction of a church with a seating capacity of 2000 <br /> people. As a result, 660 additional parking spaces are required for the proposed project for Phase <br /> II. A total of 924 parking spaces are required. The applicant has depicted a total of 1,264 parking <br /> stalls on his site plan and stated 940 parking spaces on his application. Although the applicant <br /> does meet the minimum parking requirement, the applicant will need to clarify the number of <br /> parking spaces. <br /> Landscaping <br /> Development Title Section 9-1020.7 states that all areas not used for buildings, parking, driveways, <br /> walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. A <br /> minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Valpico <br /> Road and Corral Hollow Road shall be installed across the frontage of the project site. Development <br /> Title Section 9-1020.5 states that parking areas with more than twenty (20) stalls shall provide a <br /> minimum of five percent (5%) of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. One tree shall be required for each five (5) parking stalls, or <br /> portion thereof, and shall be evenly spaced throughout the parking lot. As a result, a minimum of <br /> 185 trees shall be planted, evenly spaced throughout the parking lot. The applicant is showing 237 <br /> trees planted evenly, which meets the tree requirement. <br /> Use Permit Application No. PA-0600207 is scheduled to be heard before the Planning <br /> Commission on April 19, 2007. The Community Development Department has reviewed the <br /> project and responses from other agencies, and assuming any outstanding issues have been <br /> resolved, will be recommending that the Planning Commission approve the project subject to the <br /> following conditions: <br /> Use Permit Application No. PA-0600207 was approved by the Planning Commission on . The <br /> effective date of approval is .
