2. General Plan Update <br /> The applicant would request, through the General Plan Update process, that the General <br /> Plan designation of the project parcel be changed from RIL (Low-Density Residential) to <br /> P (Public), and that the Zone Classification be changed from AU-20 (Agriculture Urban <br /> Reserve, 20-acre minimum) to P-F (Public Facility). The issue of the provision of <br /> services would be handled by the County. if the Board of Supervisors adopts the <br /> applicants' request, then a conditional land use permit for a cemetery may be submitted. <br /> The applicant could, also, choose to request, through the General Plan Update process, <br /> a Development Title Text Amendment to add the use type: Funeral and Internment <br /> Services, Cemeteries to the tables of uses in the R-L (Low-Density Residential) and AU- <br /> 20 (Agriculture Urban Reserve, 20-acre minimum) zones as a conditionally permitted use <br /> subject to an approved Use Permit application. Requesting the above changes through <br /> the General Plan Update process would not require a financial commitment from the <br /> applicant_ <br /> Next Step <br /> Before any full application can be submitted for a General Plan Map Amendment and Zone <br /> Reclassification, the applicant must show that full urban services can be provided for the project <br /> site. <br /> If the outstanding issues are addressed and the applicant chooses to submit a full application for <br /> a General Plan Map Amendment to change the General Plan designation from R/L (Low-Density <br /> Residential) to P (Public) and a Zone Reclassification to change the zoning from AU-20 <br /> (Agricultural Urban Reserve, 20-acre minimum) to P-F (Public Facility), it will be necessary to do <br /> the following: <br /> • Submit ten (10) copies of the completed General Plan Map Amendment application and <br /> ten (10) copies of the completed Zone Reclassification application. <br /> • Submit ten (10) copies of the assessor page with the area to be amended and rezoned <br /> outlined. Label the map with both the existing and proposed General Plan designations <br /> and zonings. <br /> • Submit one (1) copy of the recorded deed of the property. <br /> • Submit a "will-serve" letter from the City of Tracy for full public services. <br /> • Submit the remaining General Plan Map Amendment and Zone Reclassification <br /> application fees. <br /> If the applicant chooses to submit an application for a Development Title Text Amendment to add <br /> the use type: Funeral and Internment Services, Cemeteries to the tables of uses in the R-L (Low- <br /> Density Residential) and AU-20 (Agriculture Urban Reserve, 20-acre minimum) zones as a <br /> conditionally permitted use subject to an approved Use Permit application, it will be necessary to <br /> do the following: <br /> • Submit seven (7) copies of the completed Development Title Text Amendment <br /> application. <br /> • Submit the Development Title Text Amendment application fees. <br /> If the applicant chooses to go along with the General Plan Update process, then a formal request <br /> must be sent to the Community Development Department. <br /> DC MEMO - 3 - PA-1100049 <br />
