Phase One to include a 2,736 square foot <br /> maintenance building and temporary office. Phase Two to include a 1,375 square foot <br /> permanent office and administrative building and a 1,200 square foot committal shelter. <br /> (Use Type: Funeral and Interment Services-Cemeteries) <br /> The project site is located on the north side of Valpico Road, 2,800 feet east of Lammers <br /> Road, southwest of Tracy. <br /> The property has a General Plan designation of R/L (Low Density Residential) and is <br /> zoned AU-20 (Agriculture-Urban Reserve, 20-acre minimum). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Background <br /> On March 2, 2009, Certificate of Compliance No. PA-0800347 was approved by the <br /> Community Development Department to recognize seven parcels. <br /> On September 2, 2009, Lot Line Adjustment No. PA-0900186 was approved by the <br /> Community Development Department to adjust the property lines and create this 20 acre <br /> parcel. <br /> On March 22, 2011, the applicant submitted a pre-application for a General Plan Map <br /> Amendment to change the General Plan designation from R/L (Low-Density Residential) <br /> to P (Public), and a Zone Reclassification to change the zoning from AU-20 (Agriculture- <br /> Urban Reserve, 20-acre minimum) to P-F (Public Facilities). The Community <br /> Development Department determined that this pre-application could not move forward <br /> without the project obtaining public services from the City of Tracy.
