CONDITIONS OF APPROVAL <br /> SA-93-0027 <br /> JOE DOORNEBAL <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective date of the approval unless (1) all <br /> Conditions of Approval have been compiled with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the expansion of an existing dairy by the construction of a <br /> 22,400-square foot freestall barn and an increase in the number of milking cows on the <br /> site to 400. <br /> b. Submit an Improvement Plan, prepared by a register Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage run-off shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. Pond <br /> capacity calculations shall be submitted for approval on an enclosed form entitled <br /> 'Drainage Requirements-Dairy Farms.' The Improvement Plan shall accurately reflect all <br /> the parcel's property lines. A plan check fee will be required. (Development Title Section <br /> 9-884) <br /> C. All animal enclosures shall be maintained free from litter, garbage, and excessive <br /> accumulation of manure, so as to discourage the proliferation of flies, other disease <br /> vectors, and offensive odors. The premises shall be maintained in a neat and sanitary <br /> manner. (Development Title Section 9-1045.71b)) <br /> d. Except for movement on and off the property, animals shall not be kept or maintained in <br /> coops, pens, or corrals of less than one-half acre or within bams or similar structures <br /> closer than forty (40) feet from any rear or side property line. (Development Title Section <br /> 9-1045.5) <br /> e. Any proposed night or security lighting for the approved use shall be designed to confine <br /> direct rays to the premises. No spillover beyond the property lines shall be permitted, <br /> except onto public thoroughfares, provided, however, that such light shall not cause a <br /> hazard to motorists. (Development Title Section 9-1015.5{g}{4}) <br /> I. No additional advertising signs are permitted as a part of this approval. <br /> g. The approval of a map on the project site will likely necessitate modifications to the <br /> Conditions of Approval - 1 - SA-93-0027 <br />
