INTRODUCTION <br /> our office has been retained by William Murphy, Farmington <br /> Equity Partners, Farmington, California to perform a soil <br /> suitability study for their property located at 5250 Van Allen Rd, <br /> Stockton, California (APN 183-35-01) . The purpose of this study is <br /> to determine the suitability of the property for septic tank usage <br /> in light of the proposed development. This study was performed <br /> according to the requirements of Section 9-1105 . 2 (d) of San Joaquin <br /> County Development Title. This report presents the results of our <br /> study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 40, for general agricultural use. The subject property consist of <br /> an irregular shaped 322 acre parcel. It is proposed to split off <br /> a 2 . 17 acre parcel (Parcel 1) with a designated remainder of 320 <br /> acres ( see the attached Parcel Map, Plate No. 1 ) . The proposed <br /> parcel 1 currently has a new home on it. The designated remainder <br /> will have a potential future homesite located along the western <br /> edge. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> The subject property was recently planted in grape vines. <br /> Past use of the property has been predominately row crops (beets, <br /> tomatoes, beans, etc . ) for the last 40+ years. <br />
