1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one parcel located at 5760 Van Allen Rd., <br /> Farmington, California. The project is in a farming community and is surrounded by <br /> agricultural land. It is zoned AG-40. The project parcel number is APN 183-350-09. There <br /> are no existing homes or other structures on the parcel. <br /> 1.2 Description of proposed development: The purpose of this project is to create2 ac <br /> homesite parcel out of one existing 42± acre parcel resulting in the said 2 acre parcel and a <br /> 40f acre "Designated Remainder" parcel. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, Tom Murphy of the Farmington Equity Partners Number One, has owned <br /> the property for 11 years. The property has been owned by the Murphy family for many years. <br /> The past use of this property was grape vineyards and has continued to be vineyards. Future use <br /> _ of the two parcels being created will be for homesite purposes and vineyards. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> one homesite parcel and one "designated remainder"from an existing single parcel. Once the <br /> parcel is developed for a home, a septic system will be required and built based on the San <br /> Joaquin County requirements. There has been no septic systems on these parcels. Permits were <br /> researched and illustrate this fact. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued, no history <br /> of septic repair is available. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. (See permits in appendix). There have not been any failures noted in the permits <br /> researched. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in ages from 1986 to 1993.
