g) All water lines shall include water meters, backflow prevention devices and fully comply with <br /> MHCSD standards and ordinances to protect the public water system. <br /> h) All water lines must include a valve to isolate and shut off the line in case of a leak or failure. <br /> i) All onsite utility facilities shall be privately owned and maintained in accordance with MHCSD <br /> ordinances and standards. <br /> j) Utility easements shall be provided to MHCSD on all utility lines and facilities for MHCSD <br /> inspections. <br /> k) Applicant shall obtain an Encroachment permit from the MHCSD prior tor any construction work <br /> commencing within the public right-of-way. <br /> 1) Applicant shall modify and/or reconstruct any existing infrastructure improvements, such as curb, <br /> gutter, sidewalks, landscaping, pavement markings, signage, lighting, etc., to control access in <br /> and out, as well as parking, of the proposed daycare facility onto arterial roads and/or local roads, <br /> as approved by MHCSD. Such determinations shall be made during the Encroachment permit <br /> review process and/or prior to the building permit issuance. <br /> m) Applicant/owner shall maintain -all proposed on-site, offsite, frontage, and development related <br /> improvements such as, but not limited to, landscaping, irrigation, signage, painting, etc. <br /> n) Applicant shall utilize the existing storm drainage pipe and connect to it as a secondary storm <br /> drainage line. The secondary �torm drainage point of connection is located near '-the Aldrich <br /> Place/Olson Avenue intersection that is shown as a 12" storm dr4nag-e pipeline. <br /> o) Applicant should consider adding an additional parking lot light where the proposed <br /> ADA/handicap parking spaces are located. <br /> p) Applicant shall verify that adequate lighting is provided along Vecindad Street. <br /> q) Provide cut sheets for proposed equipment (such as backflow prevention devices, double check <br /> valves, etc.) used at points of connections. <br /> r) Provide details for on-site storm water management plan. <br /> s) Applicant shall complete all unfinished and perimeter landscaping to the ultimate design and per <br /> the MHCSD standards and guidelines. <br /> t) Show the sight line triangles for driveway e)dts. <br /> u) Please confirm with the county that the on-site landscaping and architecture is being reviewed for <br /> consistency with the Commercial, Office and Industrial Design Manual. <br /> v) The proposed on-site security perimeter fencing shall be per the MHCSD Commercial Design <br /> guidelines. <br /> w) Provide an evaluation for On-Site Storm and Runoff Water Treatment requirements in <br /> accordance with the NPDES permit requirements, specifically the MS4 permit requirements for <br /> on-site water treatment. <br /> x) Provide documentation and requirements with the Regional Water Quality Board permit related to <br /> on-site water treatment. <br /> y) All on-site water treatment facilities and NPDES, RWQB permit requirements shall be <br /> PA-1 800201 (IP) Conditions of Approval 8 <br />
