PA-0500462 OF STUDLEY CO. <br /> (CIO MUSCO FAMILY OLIVE COMPANY) (APN: 209-110-31; <br /> ADDRESS: 17950 W. VIA NICOLO ROAD, TRACY) <br /> This project is a Site Approval application for a commercial composting operation (Use <br /> Type: Agricultural Waste) on 18 acres of a 126 acre parcel that utilizes urban green waste <br /> and agricultural byproducts to produce compost products for sale. One hundred to 300 tons <br /> per day of sorted and ground urban green waste will be transported to the site by truck. The <br /> production facilities will include approximately 20 windrows that are six feet tall and 14 feet <br />` wide. The length of each windrow will vary from 250 feet to 750 feet.Windrows are <br /> f monitored for temperature and humidity and turned as needed with a windrow-turning <br /> machine. The finished product will be cured and stored in a stockpile that will be up to 400 <br /> feet long, 200 feet wide, and 14 feet in height. In the spring, the stockpiled compost will be <br />[ trucked off site for bagging and distribution. <br /> f The General Plan designation is General Agriculture and the zone is General <br /> Agriculture-160 acre minimum. <br /> The project is located on the northeast side of the east terminus of Via Nicolo Road, <br /> i 3000 feet east of S. Patterson Pass Road, west of Tracy. <br /> The Community Development Department has reviewed the Site Approval application and <br /> providing any outstanding issues have been resolved, will be recommending approval of <br /> the project subject to the following conditions: <br /> Site Approval Application No. PA-0500462 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application.
