-2- <br /> COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact Chandler Martin,468-3144) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST" for details). A fee is required for the <br /> Site Plan review. (Development Title Section 8-884) <br /> b. APPROVED USE: This approval is for the expansion of an existing olive processing <br /> facility (use type: Food Manufacturing) as shown on the revised site plan submitted July <br /> 2, 1999. Existing facilities include 146,400 square feet of warehouse, an 8,500 square <br /> foot office building, a 43,200 square foot processing building, approximately 5 acres of <br /> tank farm, and approximately 12 acres of ponds. Proposed facilities include a 117,600 <br /> f square foot warehouse, an 8,500 square foot office building, and additional parking. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1. All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> E permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties.(Development Title Section 9-1015.5) <br /> 2. A minimum of 93 additional automobile parking spaces shall be provided, including <br /> accessible spaces, for a total of 215 parking spaces. (.5 spaces are required for <br /> every 1,000 feet of warehouse building area. 4 spaces are required for eve ry1,000 <br /> square feet of office space. (Development Title Section 9-1015.3) <br /> 3. One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 8-1015.7) <br /> 4.
