No. 11584 418 Matthew Plaza Lodi, California 95240 Phone: (209) 368—4159 San Joaquin County Environmental Health Department 1.0 Subject: Surface and Subsurface Contamination Report for the Joe Dutra Jr. and Joseph Roche property located at 16113 South Victory Road, Oakdale, California 95361.The planned stage development of this property consists of a lot line adjustment of two(2)parcels totaling 96.7 acres into one parcel, Parcel A, containing 15.0 acres and a second parcel,Parcel B, containing 81.7 acres and then separating out Parcel B (81.7 acres)for future use and development. This Surface and Subsurface Contamination Report involves only Parcel B (81.7 acres) of the planned stage development. Separating out Parcel B will allow the property owners, Mr. Joe Dutra Jr. and Joseph Roche to devote this portion of the land to agricultural use as is presently being done or in the future to sell the property in an undeveloped condition or a developed condition. Parcel B of the planned stage development is outlined on the Tentative Parcel Map, which is attached to and made an integral part of this report. Parcel B (81.7 acres)is situate in Section 25, Township 1 South,Range 9 East,Mount Diablo Base and Meridian in San Joaquin County, California. Submitted for your review, consideration and approval is a study conducted to ascertain if there are any surface or subsurface contamination sources on the above described planned development and to determine the measures needed to mitigate any threat to the environment and human health, 2.0 Introduction & Proposed Development Of The Subject Property 2.1 Property Description: The locale of Parcel B is shown on the Vicinity Map insert on the attached Tentative Parcel Map. l There are no buildings or structures presently on Parcel B(81.7 acres). The only development on the parcel consists of earth berms or dykes used to irrigate either alfalfa or rice crops, a concrete irrigation junction box with related pipe line and stand-pipes to accommodate agricultural pursuits and a north-south roadway in the westerly portion of "�� the parcel. These developments are detailed on the attached Tentative Parcel Map. The parcel is located in an agricultural community where the land is devoted to the production of agricultural products and is intermingled with home sites.
