No. 11584 <br /> 418 Matthew Plaza <br /> Lodi, California 95240 <br /> Phone: (209) 368—4159 <br /> San Joaquin County <br /> Environmental Health Department <br /> 1.0 Subject: Surface and Subsurface Contamination Report for the Joe Dutra Jr. and <br /> Joseph Roche property located at 16113 South Victory Road, Oakdale, California <br /> 95361.The planned stage development of this property consists of a lot line adjustment <br /> of two(2)parcels totaling 96.7 acres into one parcel, Parcel A, containing 15.0 acres and <br /> a second parcel,Parcel B, containing 81.7 acres and then separating out Parcel B (81.7 <br /> acres)for future use and development. This Surface and Subsurface Contamination <br /> Report involves only Parcel B (81.7 acres) of the planned stage development. Separating <br /> out Parcel B will allow the property owners, Mr. Joe Dutra Jr. and Joseph Roche to <br /> devote this portion of the land to agricultural use as is presently being done or in the <br /> future to sell the property in an undeveloped condition or a developed condition. Parcel B <br /> of the planned stage development is outlined on the Tentative Parcel Map, which is <br /> attached to and made an integral part of this report. Parcel B (81.7 acres)is situate in <br /> Section 25, Township 1 South,Range 9 East,Mount Diablo Base and Meridian in San <br /> Joaquin County, California. <br /> Submitted for your review, consideration and approval is a study conducted to <br /> ascertain if there are any surface or subsurface contamination sources on the above <br /> described planned development and to determine the measures needed to mitigate any <br /> threat to the environment and human health, <br /> 2.0 Introduction & Proposed Development Of The Subject Property <br /> 2.1 Property Description: The locale of Parcel B is shown on the Vicinity Map insert on <br /> the attached Tentative Parcel Map. l <br /> There are no buildings or structures presently on Parcel B(81.7 acres). The only <br /> development on the parcel consists of earth berms or dykes used to irrigate either alfalfa <br /> or rice crops, a concrete irrigation junction box with related pipe line and stand-pipes to <br /> accommodate agricultural pursuits and a north-south roadway in the westerly portion of "�� <br /> the parcel. These developments are detailed on the attached Tentative Parcel Map.
