In the field the access road appears to be more dirt than gravel. <br /> 2.2 Zonine: . As noted on the Tentative Parcel Map and on the two attached Search <br /> Results San Joaquin County Community Development sheets, the area has been assigned /J <br /> an agricultural 2010 zoning AL-10. <br /> 2.3 Proposed Development: After a lot line adjustment, as noted under 1.0 Subject <br /> above, the planned development consists of separating out one of the two created parcels, <br /> Parcel B,to be in a position to be able to sell this parcel in an unimproved or improved <br /> condition in the future or continue to devote the 81.7 acres parcel to agricultural pursuits <br /> as is presently being done. The separated out Parcel B is outlined on the attached <br /> Tentative Parcel Map. <br /> 3.0 Past.Present and Proposed Future Uses Of The Proiect Site <br /> 3.1 Past And Present Uses Of The Subiect Property: The subject property has been <br /> devoted to only agricultural pursuits for at least seven(7)years and is presently devoted �z <br /> to this use. There are no buildings or structures on any portion of it. The only <br /> development consists of an irrigation pipeline, concrete junction boxes and concrete <br /> standpipes for use in producing agricultural products. <br /> According to grant deed number 03161025, dated 07/21/03, the subject property <br /> is owned by both the Dutra Jr. and Roche families. The Dutra Jr family has an undivided <br /> 65%interest and the Roche family has an undivided 35%interest <br /> An environmental questionnaire is normally a part of my contractual negotiations <br /> with the property owner but since I have had previous contracts with this property owner, <br /> a formal contract and questionnaire was not required and hence no environmental <br /> questionnaire containing past property owner history testimony is available. . <br /> 3.2 Future Uses Of The Subject Property: There are three alternatives applicable to the <br /> future use of Parcel B.
