INTRODUCTION <br /> Our office was retained by Dillon Engineering, Lodi, California, to perform a soil <br /> suitability study for the Shimozaki property which is located at 14235 N. Vintage Rd., Lodi, <br /> California. Mr. Shimozaki is proposing to split his property into two parcels. The parcel <br /> number is APN 061-132-17. The purpose of this study is to determine the suitability of the <br /> property for septic tank usage. This study was performed according to the requirements of <br /> Section 10100 of San Joaquin County Development Code and the Public Health Services <br /> section of the Conditions of Approval prepared for the subject property. This report <br /> presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40. The subject <br /> Shimozaki property consists of a rectangular shaped 20.0 acre parcel (see attached tentative <br /> map). The Shimozaki residence is located in the northeast corner of the property. It is <br /> proposed to split off 1.5 acres (parcel 1) from the southeast corner of the property and leave <br /> a remaining 18.5 acres (parcel 2). There is currently a old house on the proposed parcel <br /> 1 that will be demolished and replaced with a new residence. The remainder of the <br /> proposed parcel 1 will remain a vineyard. The proposed split is being done as a Minor <br /> Subdivision. There are no other proposed changes in land use at this time. <br />
