VISTA AVENUE, STOCKTON) <br /> The applicant has submitted the above referenced Major_ Subdivision application to subdivide <br /> 2 residential lots with a request for a density bonus. <br /> . two parcels containing 3.45 acres into 5 q <br /> The property is zoned R-L (Residential Low Density) and has a General Plan designation of <br /> Low Density Residential (R/Q. ' <br /> The project site is located on the:east side-of.S. Vista Avenue, 150 feet north of Ivy Avenue, in <br /> south Stockton. <br /> The Community Development Department-has reviewed the Major Subdivision application and <br /> comments from other agencies and offers the following comments: _ <br /> Density Bonus and Incentives <br /> The applicant has submitted a written request for a density bonus and is requesting 25 Y <br /> residential lots. This meets the maximum allowable densities permitted by Development Title <br />` section 9-310.3 (3.45 acres x 7.5 dlu = 25:875). The applicant is requesting a reduction in lot <br /> width, a reduction in structural setbacks and a reduction in square footage of the lot and is <br /> proposing 46 foot lot widths and 3,518 square foot minimum lot area. <br /> The lot minimums for the Residential Low Density zone are 50 feet for lot width and 5,000 <br /> square feet for lot area. Development Title Section 9-315.2 states that residential <br /> developments that provide affordable housing'shall receive a 25% density increase and an <br /> additional incentive if the project will create one.or more of the following:. <br /> (a) 20% of the dwelling units affordable to low income households; <br /> (b) 10% of the dwelling units affordable to very low income households; or <br /> (c) 50% of the dwelling units for senior citizens. <br /> i <br />
