If one of the above requirements is met, Development Title Section 9-315.4 states that the <br /> Director may grant one or more of the following incentives: <br /> • reduction in setback <br /> • reduction in lot width <br /> • reduction in square footage requirements of the lot <br /> • reduction in yard dimensions <br /> • increase in building height <br /> • increase in building intensity <br /> • reduction of ratio of vehicular parking spaces per unit <br /> • reduction in open space requirements <br /> • reduction in fees <br /> The applicant's request for a reduction in lot width and a reduction in square footage <br /> requirements for the lots can be granted. The additional request for a reduction in structure <br /> setbacks may be granted pending further information provided by the applicant regarding the <br /> size and location of the single-family dwellings. The applicant must enter into a Continued <br /> Affordability Agreement with the County. <br /> Road Name <br /> The applicant has proposed Vista Circle as a road name. All subdivision road names must meet <br /> the standards of Development Title Section 9-1150.18 and must be submitted to the Community <br /> Development Department for approval by the Director. <br /> Due to the three directional changes of the road, each road section must have its own name. <br /> The applicant must submit three individual road names. The applicant should submit a <br /> prioritized list of road names for approval. Vista is already in use as a road name. <br /> Wastewater Disposal <br /> Pursuant to Development Title Section 9-1105.3(x) subdivisions in an urban community must be <br /> served by public wastewater disposal systems. The applicant has obtained a will-serve letter <br /> from the City of Stockton for public sewer services. <br /> Storm Drainage <br /> Development Title Section 9-1135.3(a) requires subdivisions in urban communities to discharge <br /> into a terminal drain or agency retention basin where permitted by Master Plan or Special <br /> Purpose Plan. Lots 12 and 13 of the proposed subdivision will be dedicated to the County as <br /> part of CSA 8 for a retention pond for public storm drainage. The Department of Public Works <br /> must verify that they have capacity to serve the proposed project. <br /> When additional public services for storm drainage become available, the applicant may request <br /> that the County abandon the retention pond and create an additional two lots for development. <br /> Water System <br /> Development Title Section 9-1120.3(a) states that subdivisions in an urban community with less <br /> than two (2) acres per lot must be served by public water. The applicant has obtained a will- <br /> serve letter from Cal Water for public water. <br /> 2 <br />
