Major Subdivision Application No. PA-0500436 is scheduled to be heard before the Planning <br /> Commission on January 17, 2007. The Community Development Department has reviewed the <br /> Major Subdivision Application and responses from other agencies, and pending any outstanding <br /> issues have been resolved, will be recommending that the Planning Commission approve the <br /> project subject to the following conditions: <br /> Minor Subdivision Application No. PA-0500436 was approved by the Community <br /> Development Department on . The effective date of approval is . This <br /> tentative map approval will expire on , which is three (3) years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel <br /> Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section <br /> Number have been identified as ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTME=NT (Staff Contact: Jason Jones, 209-468-3136) <br /> a) TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative <br /> map dated September 11, 2007. <br /> b) RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following <br /> note shall be placed on the Final Map: <br /> 1) All persons purchasing lots within the boundaries of this approved map should be <br /> prepared to accept the inconveniences or discomforts associated with agricultural <br /> operations or activities, such as noise, odors, insects, dust or fumes. San Joaquin <br /> County has determined that such inconveniencies or discomforts shall not be <br /> considered to be a nuisance. <br /> c) LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> 1) All parcels shall have a minimum lot width of 46 feet, measured a distance of 20 feet <br /> back from the front lot line. (Development Title Section 9-310.4) <br /> 2) All parcels shall have a minimum lot area of 3,518 square feet. (Development Title <br /> Section 9-310.3) <br /> d) SETBACKS: The following setback regulations shall apply: <br /> 1) All structures shall meet the minimum setback requirements pursuant to Development <br /> Title section 9-310.5. <br /> e) ROAD NAMES: All subdivision road names shall be submitted to the Community <br /> Development Department for approval by the Director.
