HERNANDEZ) <br /> ----------------------------------------------------------------- <br /> This is a Minor Subdivision Application to divide 11, 670 square <br /> feet into two parcels of approximately 5835 square feet each. <br /> The property is zoned R1-U which requires that parcels be a <br /> minimum of 6, 000 square feet in size, with frontage of 60 feet. <br /> The proposed lot width for both parcels is 50 feet. The <br /> applicant is requesting a density bonus and width reduction <br /> pursuant to Section 9-3248 of the Planning Title (Density Bonus) . t <br /> Before action can be taken on this Minor Subdivision, an accurate <br /> legal description of the property being divided is necessary. It <br /> appears that the legal description submitted with the application <br /> materials describes a property on Del Mar Street, and not the <br /> subject property. <br /> The Title states that a subdivision which provides affordable <br /> housing shall receive a 25% density bonus plus an additional I <br /> incentive (e.g. a reduction in lot width) if the proposed project <br /> will create at least one of the following: <br /> (1) 20 percent of the dwelling units affordable to low <br /> income households; f <br /> (2) 10 percent of the dwelling units affordable to very low <br /> income households as defined; or <br /> (3) 50 percent of the dwelling units affordable to senior <br /> citizens. ' <br /> The subdivision must meet one of the above provisions. The <br /> applicant should meet with Rene' Jackson to discuss the <br /> definitions of affordable relative to the above items. <br />
