COMMENTS ON DEVELOPMENTS <br /> MS-92-120 <br /> 4 . The frontage improvements for Wagner Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way local residential street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal descriptions of Parcels 1 & 2 <br /> and an estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100. 00. ) (Planning Title Section 9-9430, 9-9433) <br /> 5. The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O.S.U. ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map. (New sewer laterals shall be required when parcel 2 and <br /> the remaining portion of APN 159-090-41 are developed. <br /> Approvals for sewer hook-up from City of Stockton and County <br /> will be required prior to issue building permit. ) <br /> (Planning Title Section 9-10003) <br /> 6. Segregation of services and fees for the sanitary sewer shall <br /> be applied for. (Planning Title Section 9-10003) <br /> 7 . All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> 8.
