CONDITIONS OF APPROVAL <br /> NELIA MARION <br /> MS-91-52 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> b. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> C. A Parcel Map is required. <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 627 . 00 <br /> for each single family dwelling unit in the Stockton area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> e. The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O. S.U. ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map. <br /> f. Segregation of services and fees for the sanitary sewer shall <br /> be applied for. <br /> g. Public water service shall be required. A "Will Serve" letter <br /> from the California Water Service Company shall be required. <br />
