Rick Griffin A -2- <br /> COMMENTS ON DEVELOPMENTS <br /> PA-08-134 (SU) <br /> REQUIREMENTS: <br /> The applicant shall complete the following requirements before the Department of Public Works can support or <br /> deem complete the application for this project: <br /> 1. A traffic study shall be required to:determine the impacts and mitigation of the proposed project. <br /> The developer shall deposit funds with the County for all costs, as estimated-by the Department of <br /> Public Works Transportation Planning Division, prior of Department of Public Works.preparing or <br /> contracting for the required study.' (Development Title Section 9-1150.4) <br /> 2. Provide assurance that dedication for the right-of-way for the new alignment of Walker Lane can <br /> be acquired. . <br /> Upon satisfaction of the above requirements, the foliowing Conditions of Approval shall apply. Additional <br /> and/or revised conditions of Approval may be necessary based upon factors resulting from.the completed <br /> application. <br /> RECOMMENDATIONS:. <br /> 1. All improvements shall be in conformance with the current Improvement Standards and Specifications of <br /> the County of San Joaquin. All improvement plans and specifications shall include grading-plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field . <br /> inspection fees and.must be approved bythe County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92- <br /> 814) <br /> 2. If improvements referred to herein are not completed prior to approval of the Final Map, the subdivider shall' <br /> execute an agreement with the County of San Joaquin ensuring the completion of improvements within one <br /> (1)year after approval of the Final Map. (Development Title Section 9-1100.3U]) <br /> 3. A Preliminary Soils Report is required in accordance with the County Standards for the'purpose of <br /> determining the R-Value for the design of the roads.'(Development Title Section 9-910.2) <br /> 4. A grading plan shall be submitted as a part of the improvement plans and approved prior to approval of the <br /> Final Map. The grading plan shall contain the information listed in the California Building Code (CBC), <br /> Appendix, Chapter 33, Section 3309, complete drainage details and elevations of adjacent parcels. <br /> Retaining wall details shall be submitted where applicable. Grading in excess of 5,000 cubic yards shall <br /> comply with Sections 3309.3 and 3309.4 for "Engineered Grading Requirements.".(Grading that disturbs <br /> more.than one acre will require a National Pollutant Discharge Elimination.System permit.) <br /> 5. Water meters shall be installed on all water services. (Board of Supervisors Order B-91-650) <br /> 6. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, Caltrans <br /> Traffic Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> 1 <br />
