The development will not result in the degradation or impairment of levee integrity, <br /> • This Finding can be made because the project site is not located on or adjacent to <br /> any levee. <br /> i. The development will not adversely impact navigation. <br /> • This Finding can be made because the proposed use is not adjacent to any navigable <br /> waterways, <br /> j. The development will not result in any increased requirements or restrictions upon agricultural <br /> practices in the Primary Zone. <br /> • This Finding can be made because the proposed use will be screened from adjacent <br /> agricultural uses and because those agricultural uses are protected by the County's <br /> Right to Farm Ordinance. <br /> Conditions if Approved <br /> Unless otherwise specified, all the Conditions of Approval and Ordinance Requirements shall be <br /> fulfilled prior to the issuance of any building permits and prior to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been compiled with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies have been secured and remain <br /> in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on J <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the operation of a boat hauling business, temporary storage of <br /> ,in-transit' boats, minor indoor repair of boats, and temporary storage of boats that are <br /> under repair, and it shall include the use of a caretaker mobile home. There shall be no <br /> retail sales permitted as a part of this approval. Minor hull repairs may be permitted <br /> outdoors as a part of the approval, provided that the work is conducted within a <br /> designated area adjacent to the nort� end of the existing building and that no more than <br /> one boat is worked on or kept on the site at any one time. The approval shall limit the <br /> number of boats that may be temporarily stored on the site to 15 boats (or fewer if the <br /> agencies reviewing the required Improvement Plan find that a smaller number is required <br /> to ensure compliance with the approved Conditions of Approval) to be temporarily stored <br /> on the site at any time and limit to 1-t days the maximum amount of time in-transit boats <br /> and boats that are under repair shall remain on the property. <br /> b. Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading within 30 days of the effective date of <br /> the approval. any additional storm drainage run-off created by the use shall be retained <br /> in an cn-site storm retention pond. ?. plan check fee will be required (Development Title <br /> Section 9-88s).
