date of the approval and before the approval of the Business License and issuance of the <br /> Final Certificate of Occupancy. Following review of the Improvement Plan by the <br /> reviewing agencies and prior to formally initiating the use, the applicant will be notified by <br /> the Development Services Division of the maximum number of boats that may be <br /> temporarily stored on the site. That number may only be exceeded following an <br /> approved appeal of that decision or by the approval of a Revisions of Approved Actions <br /> application. <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. The boat storage area may at a minimum be <br /> surfaced with six inches of base material or as required by the Thornton Fire District. <br /> Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties. (Development Title Section 9-1015.5) <br /> d. Temporary boat storage shall only be permitted within the designated areas shown on <br /> the approved Site Plan. There shall be no boat storage permitted in front of the existing <br /> shop building. The temporary boat storage areas shall be enclosed by a six-foot-high <br /> solid wooden fence (Development Title Section 9-1022.4(d)). The maximum height for <br /> storage within 30 feet of the west property line of the subject parcel shall be six feet. A <br /> minimum aisle width of 24 feet, or as required by the Thornton Fire District, shall be <br /> maintained in the boat storage area. Screening and aisle details and designated <br /> temporary storage areas shall be included on the Improvement Plan and installed within <br /> 90 days of the effective date of the approval and before approval of the Business License <br /> and issuance of the Final Certificate of Occupancy. <br /> e. All debris and equipment associated with the use must be removed from adjacent parcels <br /> within ten days of the effective date of the application's approval. <br /> f. A minimum of seven automobile parking spaces shall be required for the approved boat <br /> facility, and one automobile parking space shall be required for the caretaker mobile <br /> home. The size and location of the parking spaces shall be consistent with the <br /> requirements of Chapter 9-1015 of the Development Title and be included on the <br /> Improvement Plan. The parking spaces shall be installed within 90 days of the effective <br /> date of the approval and before approval of the Business License and issuance of the <br /> Final Certificate of Occupancy. <br /> g. A maximum of two advertising signs shall be permitted for the approved use, only one <br /> of which may be a freestanding sign. Existing and proposed sign details shall be <br /> consistent with Chapter 9-1710 of the Development Title and be included on the <br /> improvement Plan. <br /> h. The caretaker mobile home shall comply wit,1 the development requirements contained <br /> in Section 9-893.5 of the Development Title. A Building Permit application for the <br /> installation of the caretaker mobile home shail be submitted to the Building inspection <br /> Division within 30 days of the effective date of the approval.
