CONDITIONS OF APPROVAL <br /> SA-95-6 <br /> Coulter <br /> Site Approval Application No. SA-95-6 was approved by the San Joaquin County Planning <br /> Commission on August 31, 1995. The effective date of approval is September 10, 1995. This <br /> approval will expire on March 11, 1997, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142): <br /> a. APPROVED USE: This approval shall be for the operation of a boat hauling business, <br /> temporary storage of boats that are in-transit or under repair, minor repair of boats <br /> (permitted only within the existing building), and long-term boat storage. There shall be <br /> no retail sales or outdoor marine repair permitted as a part of this approval. This <br /> approval shall limit the number of boats that may be stored on the site to 17 and limit to <br /> 14 days the maximum amount of time that boats in-transit or under repair shall remain on <br /> the property. Permitted marine repairs may only be made by the owner or employee of <br /> the property. All debris and equipment associated with the approved use shall be <br /> removed from adjacent parcels within ten days of the effective date of the application's <br /> approval. <br /> b. BUILDING PERMIT. Submit a"Commercial Building Permit Application'for the approved <br /> use. The Site Plan required as a part of the building permit must show site drainage, <br /> driveway access details (including gates), on-site parking, existing and proposed utility <br /> services, landscaping, signs, and grading (refer to the 'SITE PLAN CHECK LIST. for <br /> details). A fee is required for the Site Plan review (Development Title Section 9-884). <br /> C. STORM DRAINAGE: Any additional storm drainage runoff created by new improvements <br /> shall be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan, and drainage calculations must be <br /> attached to the Site Plan if the approved use generates more storm water runoff than <br /> currently is generated on the site. <br /> d. SURFACING: The Site Plan shall show all existing and proposed surfaces. The boat <br /> storage area may at a minimum be surfaced with six inches of base material or as <br /> required by the Thornton Fire District. <br /> e. BOAT STORAGE: Boat storage shall only be permitted within the area designated on <br /> the approved site plan. There shall be no boat storage in front of the building or in the <br /> westerly 50 feet of the property.
