A minimum aisle width <br /> of 24 feet, or as required by the Thornton Fire District, shall be maintained in the boat <br /> storage area and to Walnut Grove Road. Storage, screening, and aisle details shall be <br /> included on the Site Plan. Following review of the Improvement Plan by the reviewing <br /> agencies and prior to formally initiating the use, the applicant will be notified by the <br /> Development Services Division of the maximum number of boats that may be stored on <br /> the site. That number may only be exceeded following an approved appeal of that <br /> decision or by the approval of a Revisions of Approved Actions application. <br /> f. BUSINESS LICENSE: The applicant shall submit a Business License application for the <br /> approved use within ten days of the effective date of the approval. <br /> g. TRASH ENCLOSURE: Any outdoor trash bins shall either be kept in an enclosure with <br /> solid masonry walls on three sides and gated on the fourth side or be kept within the <br /> designated temporary boat storage area. Details shall be included on the Site Plan. <br /> h. LIGHTING: Any security or parking lot lighting shall be installed according to the <br /> requirements of Section 9-1015.5{g} of the Development Title. All lighting shall be <br /> designed to confine direct rays to the premises. No spillover beyond the property lines <br /> shall be permitted except onto public thoroughfares, provided, however, that such light <br /> shall not cause a hazard to motorists. Lighting details shall be included on the Site Plan. <br /> i. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> The paved maneuvering area shall include two minimum 24-foot-wide aisles <br /> between the edge of the pavement of Walnut Grove Road and the two gates to <br /> the boat storage area shown on the approved Site Plan. <br /> (2) Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (3) Parking shall be provided as follows: two spaces for each 1,000 square feet of <br /> building used for marine repair, and one space for each 1,000 square feet of <br /> building used for office. The size and location of the parking spaces shall be <br /> consistent with the requirements of Chapter 9-1015 of the Development Title. <br /> Parking calculations and details shall be included on the Site Plan. <br /> j. SIGNAGE: A maximum of two advertising signs shall be permitted for the approved use, <br /> only one of which may be a freestanding sign. Sign details shall be consistent with <br /> Chapter 9-1710 of the Development Title, and all existing and proposed signs shall be <br /> shown on the Site Plan. <br /> k. CARETAKER MOBILE HOME: The caretaker mobile home shall be removed from the <br /> property within 30 days of the effective date of the application's approval. A demolition <br /> permit application for the removal of the caretaker mobile home shall be submitted to the <br /> Building Inspection Division, and the permit shall be issued prior to removal of the mobile <br /> home from the property. <br /> Conditions of Approval - 2 - SA-95-6 <br />
