(2) A minimum of 23 automobile parking spaces shall be provided, including 1 van <br /> accessible space (4 spaces are required for every 1,000 feet of building area for <br /> the mini-mart [3050 square feet]; 2 spaces are required for every 1,000 square <br /> feet of building area for the tire repair shop [4400 square feet]; 1 space is <br /> required for every 0.67 employee). The truck parking spaces shall be a minimum <br /> of 15 feet wide. (Development Title Sections 9-1015.3 and 9-1015.6) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property fines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10400t-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Walnut Grove Road, shall be installed across the frontage of the project <br /> site. (Development Tile Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways,walkways, approved outdoor <br /> ,. storage areas, or other permanent facilities shall be landscaped (Development <br /> Title Section 9-1020.7) <br /> (3) The parking area small be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Three trees shall be planted and evenly <br /> spaced throughout the parking lot. <br /> (4) A minimum 10400t-wide landscape strip shall be required Wong the Interstate <br /> Route 5 right-of-way (Development Title Section 9-1020.9). Landscape plans, <br /> prepared by a Landscape Architect, shall be submitted with the Site Plans. <br /> (5) The approved use shall be screened from the adjacent residential use on the <br /> east side of the property either by a solid masonry wall six to seven feet in height <br /> or a 100-foot-wide landscaping area between the buildings and the east property <br /> line (Development Title Section 9-1022.4[d]). The wall shall be no higher than <br /> three feet within 20 feet of the north property line. A five-foot-wide planting strip <br /> shall be installed between the wall and the parking area (Development Title <br /> Section 9-1020.6).
