(DISTRICT 4). <br /> APPLICANT: Barnyard Corporation APN: 001-150-29 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> The 100-year Flood Elevation will be approximately 10 feet NGVD. <br /> Walnut Grove Road has an existing right-of-way width of 67.5 to 75 feet and a planned right-of-way width <br /> of 75 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for any work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. (The fee currently is $136.93 per additional daily trip-end <br /> generated in the Thornton area. The fee shall be automatically adjusted July I of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record). <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-174 and R-95-650) <br /> 3. The owner shall execute a Deferred Storm Drainage Facility Agreement based on the Thornton Storm <br /> Drainage Master Plan to finance their proportionate share of the estimated cost of the storm drainage <br /> system. (A $260.00 fee currently is required for processing per Development Title Table 9-240.2 in <br /> addition to a copy of the Grant Deed and an estimate of the proportionate share. <br /> (Development Title Section 9-1135.4 and Ordinance Code Section 10-6006) <br /> 4.
