GauSenior Civil Engineer ___ <br /> Development Services/ <br /> Engineering Division <br /> SUBJECT: VARIANCE APPLICATION NO. VR-97-1 <br /> LUCILLE FRY (C/O STEVE HERUM) <br /> 7655 E. SOUTHLAND ROAD, MANTECA <br /> APN: 218-060-10 (SUPERVISORIAL DISTRICT 5) <br /> ------------------------------------------------------------------ <br /> This Variance application is for the purpose of varying the <br /> required 20-acre minimum lot size in order to allow filing a <br /> Minor Subdivision application to subdivide the 5. 1-acre parcel <br /> into two parcels of 2 . 0 and 3 . 1 acres. The property is located <br /> on the north side of Southland Avenue, approximately 500 feet <br /> west of Cottage Avenue, north of Manteca. The General Plan for <br /> the property is residential low density. The zoning is <br /> Agricultural Urban Reserve, (AU-20, 20-acre minimum parcel size) . <br /> By way of background, Tentative Parcel Map No. PM-75-141 was <br /> conditionally approved on November 15, 1975 . However, this <br /> application was not completed with the filing and recording of a <br /> Parcel Map. On July 23 , 1986, Dwelling Cluster Application No. <br /> OC-86-7 was approved for the property. One the conditions of <br /> approval by the Department of Public Works required a 10-foot <br /> roadway dedication for Southland Road along the project frontage. <br /> This dedication was made and accepted by the Board of Supervisors <br /> (R-86-984) on October 7, 1986. The purpose of filing the <br /> Variance is to remedy the situation that the Parcel Map was never <br /> recorded for approved Tentative Map No. PM-75-141. <br /> Staff has reviewed the Variance application and the findings <br /> submitted with the application, as well as the history on this <br /> property. Based on the information submitted with the <br /> application, staff is proposing to submit Variance findings to <br /> the Planning Commission as follows: <br />
