w <br /> M <br /> Development ''Committee -2- <br /> • FINDING NO. 1 - SPECIAL CIRCUMSTANCES: Because of <br /> Special Circumstances applicable to the property <br /> including size, shape, topography, location' or ti <br /> surroundings, the strict application of the regulation <br /> deprives the property of privileges enjoyed by other <br /> property in the vicinity and under identical zoning <br /> classification. # <br /> This finding cannot be made because there is' no <br /> documentation that there are special circumstances <br /> specific to this. proyerty that would support the <br /> Variance. <br /> • FINDING NO. 2 - NO SPECIAL PRIVILEGES: The granting of <br /> the variance will not constitute a grant of special <br /> privilege inconsistent with the limitations on other ' <br /> properties in the vicinity and 'zone in which the <br /> property is situated. <br /> This finding cannot be made because the property is <br /> n zoned Agricultural Urban Reserve -(AU-20, ' 20-acre <br /> minimum parcel size) . Therefore, the minimum parcel <br /> site is 20-acres until the property is rezoned to <br /> Residential Low bensity consistent with the General' .' i <br /> Plan designation, and developed -with full urban <br /> ,services. There are a number of smaller parcels in the <br /> vicinity of the project.
