ti <br /> Kerry Sullivan -2- <br /> COMMUNITY DEVELOPMENT <br /> PA-02-550 <br /> improvements will be deferred, upon execution by the owner of a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. (A $410.00 fee currently is required <br /> for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed, <br /> legal descriptions of Parcels 1, 2, and 3 and an estimate. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to <br /> be supplied by the Department of Public Works and submitted to the Department of Public <br /> Works for approval. As an option, the Department of Public Works will prepare the drawing <br /> with estimate for an additional fee of$175.00.) (The fee due will be based on the current fee <br /> schedule.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 3. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> 4. The project shall be served by a public sewer collection system constructed in conformance <br /> with the requirements of the San Joaquin County Public Health Services Environmental <br /> Services Division and the Department of Public Works. (Development Title Section 9- <br /> 1105.2) <br /> 5. The City of Stockton shall verify that the appropriate Right of Service Units for sanitary <br /> sewer have been paid for the proposed subdivision prior to approval of the Parcel Map or the <br /> payment may be deferred until building permit application with this statement "Payment for <br /> the Right of Service Units will be required at the time of building permit application" noticed <br /> on the Parcel Map. <br /> (Development Title Section 9-1105.3) <br /> 6. The project shall be served by a public water system conforming to the requirements of the <br /> San Joaquin County Public Health Services Environmental Health Division and the <br /> Department of Public Works. A "Will Serve" letter from CalWater for water service shall be <br /> required. <br /> (Development Title Section 9-1115.2) <br /> 7. The development is subject to assessments under Improvement District No. 51. The <br /> subdivider shall initiate processing of Segregation of Services. Currently the fee for <br /> processing the segregation is $390.00 plus $23.00 per lot, per Development Title Section 9- <br /> 240.2 and Resolution R-91-327. (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1105.3) <br /> 8. This development is subject to reapportionment under the San Joaquin Area Flood Control <br /> Agency Assessment District No. 96-1 (Flood Protection Restoration Project). An application <br /> requesting the reapportionment of the unpaid portion of the assessment, along with payment <br /> of the reapportionment fee, shall be provided prior to recording the Parcel Map <br /> 9. The storm drainage system shall be extended, prior to the recordation of the Parcel Map, from <br /> the intersection of Hinkley Avenue and Washington Street across the frontage of Parcels 1, 2, <br /> and 3. The system shall be oversized to accommodate future growth and be built to county <br /> standards. Field inspection and plan check fees shall be required.
