CONDITIONS OF APPROVAL <br /> SA-9336 <br /> Gerald R Ly Kim Gunter <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for the construction of a 1,554-square foot building to contain a tire <br /> repair shop and a donut shop. There shall be no dismantling, repair activities, or outdoor <br /> storage associated with this approval. The storage of inoperable vehicles or sale of auto <br /> parts shall not be permitted. <br /> b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Storm drainage shall be as required by the Department of Public Works and be <br /> consistent with Section 9-1135.3{b} of the Development Title. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. The Improvement Plan shall show all existing and proposed surfaces. All parking spaces, <br /> driveways, and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a durable, dust-free surface. Bumper guards shall be provided when necessary <br /> to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> d. The driveway on Waterloo Road shall be a minimum of sixteen (16) feet wide and posted <br /> for one-way use or increased to twenty-five (25) feet for two-way use. Details shall be <br /> included on the Improvement Plan. (Development Title Section 9-1015.5{h}{1}) <br /> e. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> I. A minimum of nine (9) automobile parking spaces shall be required for the approved use. <br /> The size and location of the parking spaces shall be consistent with the requirements of <br /> Chapter 9-1015 of the Development Title and be included on the Improvement Plan. <br /> There shall be no parking associated with the approved use on Filbert Avenue or <br /> Waterloo Road. <br /> g. A maximum of two (2) advertising signs shall be permitted for the approved use; only one <br /> of which may be a freestanding sign. Sign details shall be consistent with Chapter 9- <br /> 1710 of the Development Title and be included on the Improvement Plan. <br /> Conditions of Approval - 1 - SA-9336 <br />
