`. 1.01 <br /> COMMENTS ON DEVELOPMENTS <br /> MS-93-134 <br /> 10. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fees currently are <br /> $6, 819 . 00 per 1, 000 gross square foot of building as "Retail <br /> Service" , $2 , 909. 00 per 1, 000 gross square foot of building as <br /> "Office" , $2 , 111.00 per 1, 000 gross square foot of building as <br /> "Service Commercial", $1,480. 00 per 1, 000 gross square foot of <br /> building as "Warehouse" and $1, 165. 00 per 1, 000 gross square <br /> foot of building as "Manufacturing" in the Stockton area. The <br /> fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> 11. The Water Supply Facilities Impact Mitigation Fee will be <br /> required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. (The fees <br /> currently are $236. 00 per 1, 000 gross square foot of building <br /> as "Retail Service" , "Office" , or "Service Commercial" and <br /> $94 . 00 per 1, 000 gross square foot of building as "Warehouse" <br /> or "Manufacturing" . The fee shall be automatically increased <br /> on January 1 of each year at the rate of 6.9 percent. An <br /> additional 3 . 5 percent shall be added to the fee upon payment <br /> for processing and administering the program. <br /> (Resolution R-91-327) <br /> 12 . A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the <br /> R-Value for the design of the roads. <br /> (Development Title Section 9-910. 2) <br /> 13 . All utilities shall be underground except power transmission <br /> facilities of a 35 KV or greater. Public utility easements <br /> shall be provided along the road frontage of the subdivision <br /> and as required by the public utility companies. <br /> (Development Title Section 9-1155. 2) <br /> 14 . The subdivider shall agree to and shall pay user fees for <br /> the utility services from the time improvements are accepted <br /> by the County until the lots are placed on the County tax <br /> rolls, or up to an eighteen month period, as the case may be. <br /> (Subdivision Map Act Section 66493) <br /> 15. All traffic signs and markings shall conform to the Manual <br /> on Uniform Traffic Control Devices and San Joaquin County <br /> Standards, and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> 3 <br />
