COMMENTS ON DEVELOPMENTS <br /> MS-93-134 <br /> 2 . Remainder shall be designated as "Designated Remainder" on <br /> Parcel Map. (Subdivision Map Act Section 66445) <br /> 3 . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specifications (grading plan for each <br /> individual lot shall be included if applicable and subject to <br /> plan check & field inspection fees) must be approved by <br /> the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map. <br /> (Development Title Section 9-1100. 3) <br /> 4 . If improvements referred to herein are not completed prior to <br /> the approval of the Parcel Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Parcel Map. (Development Title Section 9-1100 . 3) <br /> 5. Dad' s Place shall be dedicated and improved to County <br /> Standards for a 60-foot right-of-way industrial street with <br /> sidewalk and 75' radius right-of-way at cul-de-sac. . <br /> (Development Title Section 9-857 .4) <br /> 6 . A terminal drainage system shall ba provided to meet the <br /> requirements of the County and to provide adequate drainage for <br /> the subdivision. Capacity of existing detention pond shall be <br /> verified. (Development Title Section 9-1135 . 2) <br /> 7 . The project shall be served by a public water system <br /> conforming to the requirements of the San Joaquin County <br /> Public Health Services Environmental Services Division and <br /> the Department of Public Works. A "Will Serve" letter from the <br /> California Water Service Company shall be required. <br /> (Development Title Section 9-1120. 2) <br /> 8 . The project shall be served by a public sewer collection and <br /> treatment system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public <br /> Works. No development is allowed on the Designated Remainder <br /> until public sewer service is available and is annexed to <br /> County Service Area No. 15. <br /> (Development Title Section 9-1105. 2) <br /> 9 . Adjustment to improvements shall be made to provide for two <br /> way traffic and for temporary cul-de-sacs as well as utility <br /> systems modification to conform to county standards where <br /> subdivision is to be recorded in phases. <br /> (Development Title Section 9-1100. 3) <br /> 2 <br />
