Neither the design of the subdivision or any proposed improvements are likely to cause <br /> substantial environmental damage or substantially and avoidably injure fish or wildlife or their <br /> habitat. <br /> • <br /> This Finding can be made because the Initial Study prepared for this project indicated <br /> that there will be no signfficant adverse Impacts on the environment or upon <br /> threatened or endangered species. <br /> 6. The design of the subdivision or the type of improvements is not likely to cause serious public <br /> health problems. <br /> • This Finding can be made because the subdivision design and the Improvements <br /> must meet County standards. Specifically, all parcels will be served by County <br /> Service Area 15 for sewage disposal. In addition, terminal drainage is required, and <br /> water Is to be provided by the California Water Service Company. Sewage disposal <br /> Is not available for the remainder. No development Is allowed on the remainder until <br /> public sewer service is available. <br /> 7. The design of the subdivision or the type of improvements will not conflict with easements <br /> acquired by the public at large for access through or use of property within the proposed <br /> subdivision. <br /> • This Finding can be made because there are no easements acquired by the public <br /> at large within this subdivision. <br /> 3. Any land or improvement to be dedicated to the County is consistent with the General Plan, any <br /> applicable Spec is Plan and Special Purpose Plan, and any other applicable plan adopted by the <br /> County. <br /> • This Finding can be made because any such Improvements or land must meet County <br /> standards and requirements for dedication and/or construction. <br /> 9. The design of the subdivision provides,to the extent feasible, for future passive or natural heating <br /> or cooling opportunities in the subdivision, as required by Government Code Section 66473.1. <br /> • <br /> This Finding can be made because the two lots are large enough so that individual <br /> dwellings can be situated to take advantage of solar orientation. <br /> PROJECT DESCRIPTION: <br /> This is a Minor Subdivision application, with a phased tentative map, to subdfvfde a 17.5-acre parcel into <br /> 13 commercial and industrial lots and a designated remainder of 4.3 acres. Subdivision Map Act Section <br /> 66426(c) provides that commercial and industrial subdfvfsions are exempt from the requirements of a Final <br /> Map and may be filed as a Parcel Map. <br /> -7- <br />
