Gau <br /> Sub : MS-93-134 (Budiselich) <br /> Date: 1-20-94 <br /> ISSUES: <br /> This item,which would ordinarily be processed at staff level, is being referred to the Planning Commission <br /> due to concerns expressed by surrounding property owners regarding traffic and sewage disposal. <br /> Traffic and Circulation: <br /> Access is to be provided by State Route 88 (Waterloo Road), Wilcox Road, and a proposed cul-de-sac. <br /> The Department of Public Works recommends that access be restricted along the frontage of Wilcox Road <br /> for Parcels 9 and 13, which will be served by the new cul-de-sac. In addition, Public Works recommends <br /> that a traffic study be performed to study the intersections of Piccoli Road and Wilcox Road with State <br /> Route 88. The subdivider is to enter into an agreement to participate financially for his fair share of the <br /> cost for traffic signals at these intersections when warranted. <br /> Sewage Disposal: <br /> The Department of Public Works has issued a Wil serve' letter for Lots 1 through 13. Each lot is limited <br /> to a maximum allowable effluent discharge of 1,600 gallons per acre per day. However, sewage disposal <br /> is not available for the designated remainder. Development of the designated remainder will require full <br /> urban services and annexation to County Service Area No. 15. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> The Initial Study that was prepared for this project on December 6, 1993, indicated that no significant, <br /> adverse environmental impacts would result from this project On the basis of that review, a Negative <br /> Declaration was prepared. In addition, a Certificate of Fee Exemption with a'De Minimis Impact Finding' <br /> has been prepared which states that the project could not have an adverse effect on wildlife resources. <br /> TG/CM/blm <br /> Attachments <br /> " -8 <br />
