(As Approved by the Planning <br /> Commission on 1/20/94) <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specified, all Conditions of Approval and <br /> Ordinance requirements shall be complied with prior to recording <br /> the Parcel Map. <br /> This approval will expire three years from the date of approval <br /> unless (1) all Conditions of Approval have been complied with and <br /> (2) a Parcel Map has been filed with and accepted by the <br /> Surveyor' s Office. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> requirements cannot be modified. <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. Existing buildings on Lots 1 and 2 shall meet 20-foot <br /> side and rear yard setback requirements. <br /> b. The existing driveway through Lots 2 , 3 , and 5 shall be <br /> eliminated. <br /> C. A mutual easement for access shall be recorded for Lots <br /> 2 , 3 and 5, or the existing driveway shall be <br /> eliminated. <br /> d. The following note shall appear on the Parcel Map and <br /> also shall be recorded as a separate instrument: <br /> Pursuant to Section 9-1105. 11 (b) of <br /> the Development Title, the <br /> undeveloped designated remainder <br /> shall be served by public water, <br /> drainage, and wastewater disposal <br /> systems prior to any grant of <br /> approval for a development project <br /> or issuance of a building permit on <br /> the remainder. <br /> e. Proposed road names shall be reviewed and approved by <br /> the Community Development Department and shall be <br /> consistent with the Community Development Department ' s <br /> road name standards. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. All lots shall lie designated <br /> as "Parcels" on the Parcel Map. (Development Title <br /> Section 9-915. 2) <br /> -1- <br />
