b. The remainder shall be designated as "Designated <br /> Remainder" on the Parcel Map. (Subdivision Map Act <br /> Section 66445) <br /> C. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County <br /> of San Joaquin. All improvement plans and <br /> specifications must be approved by the County of San <br /> Joaquin Department of Public Works prior to approval of <br /> the Parcel Map. A grading plan for each individual lot <br /> shall be included, if applicable, and be subject to <br /> plan check and field inspection fees. (Development <br /> Title Section 9-1100. 3) <br /> d. If improvements referred to herein are not completed <br /> prior to the approval of the Parcel Map, the subdivider <br /> shall execute an agreement with the County of San <br /> Joaquin that will ensure the completion of improvements <br /> within one year after filing the Parcel Map. <br /> (Development Title Section 9-1100. 3) <br /> e. Dad' s Place shall be dedicated and improved to County <br /> standards for a 60-foot-wide right-of-way industrial <br /> street with a sidewalk and a 75-foot radius right-of- <br /> way at the cul-de-sac. (Development Title Section 9- <br /> 857 . 4) <br /> f. A terminal drainage system shall be provided to meet <br /> the requirements of the County and to provide adequate <br /> drainage for the subdivision. Capacity of the existing <br /> detention pond shall be verified. (Development Title <br /> Section 9-1135. 2) <br /> g. The project shall be served by a public water system <br /> conforming to the requirements of the San Joaquin <br /> County Public Health Services (Environmental Health <br /> Division) and the Department of Public Works. A "will <br /> serve" letter from the California Water Service Company <br /> shall be required. (Development Title Section 9- <br /> 1120 . 2) <br /> h. The project shall be served by a public sewer <br /> collection and treatment system constructed in <br /> conformance with the requirements of the San Joaquin <br /> County Public Health Services (Environmental Health <br /> Division) and the Department of Public Works. No <br /> development is allowed on the Designated Remainder <br /> until public sewer service is available by an existing <br /> public agency. Each lot is limited to a maximum <br /> allowable effluent discharge of 1, 600 gallons per acre <br /> per day. (Development Title Section 9-1105 . 2) <br />
