Chapter 4 of the California Plumbing Code. <br /> (10) If high piled combustible storage is to be used in the building(s) an automatic fire <br /> sprinkler system will be required. <br /> (11) This project will be required to comply with the Model Water Efficient Landscape <br /> Ordinance Requirement per California Code of Regulations, Title 23, Division 2, <br /> Chapter 2.7. <br /> 1. Two(2)trash receptacles shall be installed in the front of the building for customer use. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209] 468-3000) <br /> a. It is the responsibility of the applicant to ensure that a current will serve letter for sanitary <br /> sewer, water, and storm drain service is on file prior to release of building permit. The <br /> applicant or subsequent owner of the property will be responsible to ensure there is capacity <br /> in the system and that all requirements for the connections are fulfilled prior to release of the <br /> building permit. If any extension, connection, or placement of new facilities is required to <br /> connect to the existing main lines,the cost shall be bome by the applicant. An improvement <br /> plan shall be submitted to Public works for review and approval. Plan check and inspection <br /> fees will be required. <br /> b. An encroachment permit shall be required for all work within road right-of-way. (Note: <br /> Driveway encroachment permits are for flatwork only— all vertical features, including but <br /> not limited to fences, walls, private light standards, rocks, landscaping and cobbles are not <br /> allowed in the right-of-way.) (Development Title Sections 9-1145.4 and 9-1145.5) <br /> c. Prior to issuance of the occupancy permit, the following driveway improvements are <br /> required: The driveway approaches on Waudman Avenue shall be improved in accordance <br /> with the requirements of San Joaquin County Improvement Standards Drawing No. 13. <br /> (Development Title Section 9-1145.5) <br /> d. Dedication to result in a 30' (thirty-foot) wide right-of-way from the centerline of Waudman <br /> Avenue to the property line is required across the frontage of Waudman Avenue. <br /> (Development Title Section 9-1150.5) <br /> e. Dedication to result in additional right-of-way along the back of the curb ramp at the <br /> northwest comer of Thomton Road and Waudman Avenue shall be made to the City of <br /> Stockton. The applicant shall provide County Public Works written verification from the <br /> City of Stockton indicating this dedication requirement has been completed. (Development <br /> Title Section 9-1150.5) <br /> f. The proposed frontage improvements for Waudman Avenue shall be constructed in <br /> conformance with the standards for one-half of a sixty-foot wide right-of-way <br /> Commercial&dustnal street per County Improvement Standard R-1.
