CONDITIONS OF APPROVAL <br /> ROBERT L. ROBERTS <br /> SA-89-37 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. DEVELOPMENT SERVICES <br /> Conditions of Approval: <br /> a. All areas not used for buildings, parking, driveways, <br /> walkways, approved outdoor storage areas, or other permanent <br /> facilities shall be landscaped. A. minimum 5-foot wide <br /> planting strip is required along Welty Road. The strip shall <br /> be continuous except where crossed by driveways. <br /> 1. Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement Plan or a separate Landscape <br /> Plan. Landscape details shall include a key showing the <br /> size, type, number, and spacing of all proposed <br /> plantings. Details of an automatic and timed sprinkler <br /> system shall be shown. <br /> 2 . Planters which abut parking stalls shall be a minimum of <br /> 5-feet-wide. A minimum 18-inch-wide paved strip shall be <br /> added to the adjacent parking stall to allow access to <br /> and from vehicles. <br /> b. All storage materials and related activities shall be enclosed <br /> by a solid wall or board fence 8-feet in height. Items stored <br /> within 100-feet of Welty Road shall not be stacked higher than <br /> 2-feet above the screen. <br /> C. All parking spaces, driveways, and maneuvering areas shall be <br /> paved and permanently maintained with asphalt or cement. <br /> Bumper guards must be provided where necessary to protect <br /> adjacent structures or properties. <br /> d. Parking lot lighting shall meet the following minimum <br /> standards: <br /> 1) The equivalent of one-foot candle of illumination shall <br /> be provided throughout the parking area. <br /> 2) All lighting shall be on a time clock or photo-sensor <br /> system. <br /> 3) All lighting shall be designed to confine direct rays to <br /> the premises, and with no spillover beyond the property. <br />
