(DISTRICT 4). <br /> APPLICANT: Gurinder Grewal/Pastor Tim Pollack APN: 059-070-01 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> West Lane has an existing right-of-way width of 110 feet and a planned right-of-way width of <br /> 110 feet. The frontage road has a planned right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approaches shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a fifty (50) foot wide right-of-way for future frontage road from the right-of-way line of <br /> West Lane across the parcel's frontage.
