-2- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact Jeff Fisher, 468-9653) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Plan must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details (including gates), on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to "SITE PLAN CHECK <br /> LIST" for details). A fee is required for the Plan review. (Development Title Section <br /> 9-884) <br /> b. APPROVED USE: This approval is for a new regional church facility to include a <br /> fellowship hall, staff housing, K-12 private school and athletic facilities as shown on <br /> the Site Plan submitted June 11, 1999. Phasing is approved for eight (8) years. <br /> Phase I: (1) A 14,000 square-foot building to be used as classrooms, a <br /> sanctuary, office space, and a foyer (Building 1 on the Site Plan). (2) A <br /> 6,480 square-foot building to be used as classrooms (Building 2 on the <br /> Site Plan). <br /> Phase II: (1) A 19,650 square-foot, two story building to be used as a <br /> sanctuary seating 750 parishioners, a nursery, a foyer, and office spaces <br /> (Building 3 on the Site Plan). (2) A 2,872 square-foot, two story building <br /> to be used as a parsonage (Building 5 on the Site Plan). (3) A 4,300 <br /> square-foot building to be used as a bus maintenance and storage facility <br /> (Building 6 on the Site Plan). (4) A 6,300 square-foot building to be used <br /> as classrooms (Building 4 on the Site Plan). <br /> Phase III: (1) The addition of 225 seats to the sanctuary constructed in <br /> Phase II (Building 3 on the Site Plan). (2) A 6,300 square-foot addition to <br /> building #4, constructed in Phase II, to be used as classrooms (Building 4 <br /> on the Site Plan). (3)A 2,700 square-foot associate parsonage (Building <br /> 7 on the Site Plan). <br /> c. PARSONAGES: Only one (1) residence (parsonage) shall be permitted on the <br /> property. (Development Title Section 9-830) <br /> d. STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. Drainage calculations prepared by a registered civil engineer or architect <br /> shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties.(Development Title Section 9-1015.5) <br />
