i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off(snipe). UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of: <br /> A. Appendix III-A of the Uniform Fire Code (public water mains). <br /> B. NFPA 1142 of the National Fire Code. <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code <br /> and the appropriate standards and guides adopted in Chapter 35 of the California Building <br /> Code and the California Electrical Code. <br /> (3) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (4) A Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. 105.2.1) <br /> k. AGREEMENT AND COVENANT: See the attached agreement and covenant. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The frontage improvements for West Lane shall be constructed in conformance with the <br /> standards for one-half of a 110-foot-wide right-of-way expressway. The frontage improvements <br /> for Armstrong Road shall be constructed in conformance with the standards for one-half of a 60- <br /> foot-wide right-of-way collector street. The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a <br /> deposit equivalent to the estimated construction costs prior to approval of the Improvement Plan. <br /> A$410.00 fee currently is required for processing, per Development Title Table 9-240.2, in <br /> addition to a copy of the Grant Deed and an estimate for the required frontage improvements. <br /> The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by Public Works for approval. As an option, Public Works will prepare the <br /> drawing and estimate for an additional fee of$175.00. The fee due will be based on the current <br /> fee schedule.
