Any mitigation required by the traffic <br /> study shall be provided by the applicant. <br /> (Development Title Section 9-1150.4) <br /> Upon approval of the requirement above,the following Conditions of Approval shall apply: <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The frontage improvements for West Lane shall be constructed in conformance with the <br /> standards for one-half of a hundred and ten(110)-foot right of way expressway. The frontage <br /> improvements for Armstrong Road shall be constructed in conformance with the standards for <br /> one-half of a sixty(60)-foot right of way collector street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated construction costs prior to approval of <br /> Improvement Plan. (A$410.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of Public Works for approval. As an <br /> option,the Department of Public Works will prepare the drawing and estimate for an additional <br /> fee of$175.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $1215.00 per 1000 <br /> gross square foot of building designated as Service Commercial in the Lodi area. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolutions R-00433) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division(468-3066)that this development <br /> has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br />
