WEST RIPON ROAD, RIPON) <br /> The applicant has submitted the above referenced Use Permit application for a religious <br /> assembly facility with a maximum seating capacity of 350 people. The project consists of <br /> the construction of an 18,000 square foot multi-use religious assembly building, which <br /> includes a prayer hall, classrooms, and a kitchen for religious assembly members only. <br /> No day care facility or school is proposed with this facility. (Use Type: Religious <br /> Assembly - Community) <br /> The project site is located on the north side of E West Ripon Road, 150 feet west of <br /> Jack Tone Road, Ripon. <br /> The property has a General Plan designation of A/UR (Agriculture-Urban Reserve) and <br /> is zoned AU-20 (Agriculture-Urban Reserve, 20-acre minimum). <br /> The Community Development Department has reviewed the proposed Use Permit <br /> application and offers the following comments: <br /> Background <br /> The project site has an existing residence that will be demolished. The expected hours of <br /> operation for the religious assembly facility for services are Sunday from 9:30 a.m. to <br /> 12:00 p.m. and 6:00 p.m. to 7 p.m. with a maximum attendance of 350 people. Weekly <br /> study classes will be held Wednesdays from 7:00 p.m. to 8:00 p.m. for 175 people. <br /> Parkin <br /> The site plan depicts one hundred forty (140) parking stalls, which includes ninety six (96) <br /> standard stalls, ten (10) parallel stalls, twenty nine (29) compact stalls, and five (5) <br /> handicap stalls, one (1) of which is van accessible. <br /> 1 <br />
