(8) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be accessible to <br /> employees at all times, should not be more that 500 feet from where employees are regularly <br /> employed and accessible by not more than one flight of stairs. The plans shall indicate the <br /> location of the toilet facilities and the travel distance from work areas. <br /> Adequate sanitary facilities shall be provided for the facility, per the requirements of Chapter 4 of <br /> the California Plumbing Code. <br /> (9) The building shall be provided with an automatic fire sprinkler system or separated into <br /> conforming fire areas. <br /> (10)This project will be required to comply with the Model Water Efficient Landscape Ordinance <br /> Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley, [209]468-3000) <br /> a. A City of Ripon issued encroachment permit shall be required for all work within the West Ripon <br /> Road right-of-way. <br /> b. The frontage improvements for West Ripon Road shall be constructed in conformance with City of <br /> Ripon standards for one-half of a 140 foot major arterial street section as shown on City of Ripon <br /> standard ST-9 except as noted below. All improvements shall be in conformance with the current <br /> Improvement Standards and Specifications of the City of Ripon. The applicant shall enter into a <br /> Project Improvement Agreement with the City of Ripon to address required and deferred frontage <br /> improvements, dedication of right-of-way for current improvements and irrevocable offer of future <br /> right-of-way dedications. All improvements required to be improved must be completed and <br /> accepted prior to issuance of the certificate of occupancy. Written verification including a copy of the <br /> approved Project Improvement Agreement and encroachment permit from the City of Ripon shall be <br /> provided to the San Joaquin County Department of Public Works. The improvement plans and <br /> specifications are subject to plan check by the City of Ripon. <br /> (1) Construct West Ripon Road pavement widening to the ultimate curb location per City standard <br /> ST-9. <br /> (2) Construct concrete curb and gutter per City standard ST-21. <br /> (3) All utilities shall be underground except power transmission facilities of a 35 KV or greater. <br /> Underground distribution facilities for public utilities shall be located in a public right-of-way or <br /> public utility easement. (Development Title Section 9-1155.2) <br /> (4) Dedication to result in a 46.5 foot right-of-way from the centerline of West Ripon Road to the <br /> property line shall be required across the frontage. <br /> (5) The construction of the following West Ripon Road frontage improvements will be deferred upon <br /> execution by the owner of a Project Improvement Agreement with the City of Ripon. <br /> (6) Construct concrete median and six foot sidewalk in conformance with the City of Ripon standard <br /> ST-9. <br /> (7) The owner shall execute an Irrevocable Offer to Dedicate right-of-way to the City of Ripon to <br /> result in a seventy (70) foot wide right-of-way from the centerline of West Ripon Road to the <br /> property line across the frontage. <br /> Note: Some of the required improvements are subject to reimbursement through the City of <br /> Ripon. <br /> PA-1300173 Conditions of Approval 4 <br />
