C. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards. Retention basins shall be fenced with six (6) foot high chain link fence or <br /> equal when the maximum design depth is 18 inches or more. Required retention basin capacity <br /> shall be calculated and submitted along with a drainage plan for review and approval, prior to release <br /> of building permit. (Development Title Section 9-1135) <br /> d. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable at <br /> the time of building permit application. The fee will be based on the current schedule at the time of <br /> payment. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R-00-433) <br /> e. The Regional Transportation Impact Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule at <br /> the time of payment. (Resolution R-06-38) <br /> f. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> g. Applicant shall file 'Permit Registration Documents' (PRD) with the State Water Resources Control <br /> Board (SWRCB) and submit the 'Waste Discharge Identification Number(WDID) issued by SWRCB <br /> to the Department of Public Works <br /> h. All vehicular parking related to applicant's development shall be onsite at all times. Parking in the <br /> public right-of-way for all events shall be prohibited. It is the responsibility of applicant to monitor <br /> West Ripon Road to ensure compliance with this requirement. <br /> L The applicant shall be responsible for coordinating with the City of Ripon to satisfy the following traffic <br /> mitigation measure. Written verification from the City of Ripon shall be submitted to County Dept. of <br /> Public Works prior to issuance of the building permit: <br /> (1) Convert the north/south left-turn signal phasing at West Ripon Road and Jack Tone Road from <br /> Split to protected left-tum phasing. <br /> Informational Notes: <br /> (i.) A Solid Waste Diversion Plan for all applicable projects must be submitted to the Building <br /> Division of the Community Development Department prior to issuance of the building permit. <br /> Contact the Solid Waste Division (468-3066)for information. <br /> (ii.) This property is subject to the requirements of San Joaquin County Mosquito & Vector <br /> Control District(209-982-4675)and the California Health and Safety Code for the prevention <br /> of mosquitoes. Best Management Practices(BMP) guidelines for stormwater devices, ponds <br /> and wetlands are available. <br /> (iii.) All future building permits for projects located within a Special Flood Hazard Area at the time <br /> of permit issuance shall meet the San Joaquin County flood hazard reduction requirements <br /> (Title 9, Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that <br /> are in force at the time of permit issuance. As an example, these requirements may include <br /> raising the finish floor elevation one foot above the expected flood level and/or using flood <br /> resistant materials. <br /> PA-1300173 Conditions of Approval 5 <br />
