CINTRODUCTION <br /> Mr. Ross Brown is creating a second parcel from property he owns at 9203 East West Ripon <br /> Road near Manteca, CA. Parcel 1 is proposed to contain 1.8 acres, which is less than the <br /> required 2.0 acres. A variance was granted by the San Joaquin County Board of Supervisors to <br /> allow this 1.8 acre Parcel. The purpose of this project is to create this small homesite parcel, <br /> which is separate from the remaining property. Mr. & Mrs. Harvey and Grace Kelley will <br /> occupy this smaller, second Parcel. <br /> According to the San Joaquin County Development Title, a Surface and Subsurface <br /> Contamination Report(SSCR)must be conducted prior to Tentative Map submittal. The <br /> purpose of this report was to investigate the subject property for real or potential environmental <br /> contamination and report the findings to the Client and the San Joaquin County Environmental <br /> Health Department. This report complies with the San Joaquin County Ordinance, specifically <br /> 9-905.12(a) for a "Surface and Subsurface Contamination Report." <br /> In addition, this report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials include agricultural <br /> chemical residues, potential for nitrate impact to the underlying groundwater and other <br /> contaminants which may have originated from a wide area. Point sources investigated include <br /> fuel storage tanks, septic systems and/or chemical storage areas. <br /> No chemical analysis was conducted for this investigation. Additionally, since there was no <br /> building scheduled to be demolished, the existing structures were not inspected for asbestos <br /> containing materials (ACMs). An analysis of the domestic well serving the house on proposed <br /> Parcel 1 (9203 E. West Ripon and the Designated Remainder (9333 E. West Ripon) was tested <br /> for nitrates and the agrichemical dibromochlorpropane (DBCP) for the Soil Suitability Study, <br /> which was completed on January 4, 2001. The test results are discussed below. <br /> SITE DESCRIPTION <br /> As illustrated on the attached Tentative Map, Parcel 1 and Parcel l consists of a flat, rectangular <br /> shaped acres. The subject site address and A.P.N. are referenced above. Parcel 2 is denoted as <br /> the Designated Remainder and is currently planted in almonds. Parcel I contains a single family <br /> residence that was built around 1910 - 1915, an agricultural barn type building and a well "pump <br /> house" that is no longer used. The site is bordered to the north, south, east and west by <br /> agricultural production land, including primarily almond orchards, pasture, and low density <br /> single family housing. The property is currently zoned AG 40. The subject property is not in <br /> the 100 year flood plain. <br /> 1 <br /> va!&ey Ag Research <br />
