CINTRODUCTION
Mr. Ross Brown is creating a second parcel from property he owns at 9203 East West Ripon
Road near Manteca, CA. Parcel 1 is proposed to contain 1.8 acres, which is less than the
required 2.0 acres. A variance was granted by the San Joaquin County Board of Supervisors to
allow this 1.8 acre Parcel. The purpose of this project is to create this small homesite parcel,
which is separate from the remaining property. Mr. & Mrs. Harvey and Grace Kelley will
occupy this smaller, second Parcel.
According to the San Joaquin County Development Title, a Surface and Subsurface
Contamination Report(SSCR)must be conducted prior to Tentative Map submittal. The
purpose of this report was to investigate the subject property for real or potential environmental
contamination and report the findings to the Client and the San Joaquin County Environmental
Health Department. This report complies with the San Joaquin County Ordinance, specifically
9-905.12(a) for a "Surface and Subsurface Contamination Report."
In addition, this report addresses and evaluates non-point sources of hazardous materials, as well
as potential point sources. Non-point sources of hazardous materials include agricultural
chemical residues, potential for nitrate impact to the underlying groundwater and other
contaminants which may have originated from a wide area. Point sources investigated include
fuel storage tanks, septic systems and/or chemical storage areas.
No chemical analysis was conducted for this investigation. Additionally, since there was no
building scheduled to be demolished, the existing structures were not inspected for asbestos
containing materials (ACMs). An analysis of the domestic well serving the house on proposed
Parcel 1 (9203 E. West Ripon and the Designated Remainder (9333 E. West Ripon) was tested
for nitrates and the agrichemical dibromochlorpropane (DBCP) for the Soil Suitability Study,
which was completed on January 4, 2001. The test results are discussed below.
SITE DESCRIPTION
As illustrated on the attached Tentative Map, Parcel 1 and Parcel l consists of a flat, rectangular
shaped acres. The subject site address and A.P.N. are referenced above. Parcel 2 is denoted as
the Designated Remainder and is currently planted in almonds. Parcel I contains a single family
residence that was built around 1910 - 1915, an agricultural barn type building and a well "pump
house" that is no longer used. The site is bordered to the north, south, east and west by
agricultural production land, including primarily almond orchards, pasture, and low density
single family housing. The property is currently zoned AG 40. The subject property is not in
the 100 year flood plain.
1
va!&ey Ag Research
