Frth <br /> ignated Remainder portion of the property is planted in almonds and has been farmed for <br /> nine years by Mr. Allen Sipma, who leases the property from Mr. Brown. The region <br /> ing the property has been dry land and irrigated farmed,particularly in orchards, <br /> vineyards, and row cropsfor the last several decades. Surrounding irrigation is provided <br /> from irrigation wells and District water. An on-site domestic well and septic system serves the <br /> house on Parcel 1 and Mr. Brown's house on the Designated Remainder. Storm drainage flows <br /> to the surrounding almond orchard to the north, east, west and south. The property is not subject <br /> to the 100-year flood. <br /> STANDARD PUBLIC ENVIRONMENTAL RECORD SOURCES <br /> County, State and Federal environmental records were reviewed for sites which may have <br /> impacted the subject property. The databases accessed did not indicate a problem or potential <br /> problem with the subject site. Potential environmental impact from other facilities, whether <br /> commercial and/or residential within a one-half mile proximity to the subject site_is unknown at <br /> ^thise,_lt is coniable that there may be groundwater impact at present or in the fixture, <br /> particularly from nitrate due to agricultural inputs. <br /> The subject property has been in Mr. Brown's family for several years. The Kelley's have lived <br /> _in house on Parcel 1 for approximately nine years. The prior owner(s) are unknown. Since the <br /> operation and ownership of the subject property is well documented, previous property <br /> 'ownerships were not investigated. <br /> There are two primary sources of information which document and define past land use, although <br /> they are sometimes difficult to interpret. The first is the use of aerial photographs. Aerial <br /> photographs of the subject area in the 1970's from USDA Soil Maps illustrate the existing house <br /> and barn buildings in the SWC of the center of the property. Mr. Brown's house had not been <br /> built at the time of the photograph. The second source of information can be found on USGS <br /> maps. A 1988 USGS quadrangle map for this area indicates the house and barn; however, Mr. <br /> Brown's house had not been built yet. No other structures are denoted on the property. There <br /> has been no photo revision of this USGS map since 1985. <br /> INFORMATION FROM SITE RECONNAISSANCE AND INTERVIEWS <br /> The following information was obtained visually and/or through an interview with Mr. and Mrs. <br /> Kelley on January 30, 2001: The subject property contains no underground storage tanks (USTs) <br /> and never has. There are also no above ground storage tanks (ASTs) such as propane tanks for <br /> heating and cooking since gs delivered via pipeline. <br /> There are on-site, conventional septic systems with tanks and leachfield areas which serves the <br /> residential structures. There has never been any problems with the septic systems. It is <br /> unknown as to what type of septic system design has been installed, but it is known that there <br /> should not be sumps or seepage pits due to the high groundwater table. <br /> 2 <br /> Va&y Ag Research <br />
