PA-0600320 OF ROY G. LUCCHESI, <br /> (C/O REAL DEVELOPMENT LLC) (APN: 131-080-13) (ADDRESS: <br /> 3401 S. WHISKEY SLOUGH ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Use Permit application to construct a <br /> 71,500 square foot metal building for dry boat storage at an existing marina. (Use Type: <br /> Recreation — Marinas) <br /> The project site is located on the east side of S. Whiskey Slough Road, 2,400 feet west <br /> of Hold Road, west of Stockton. <br /> The General Plan designation of the site is A/G (General Agriculture) and OS/RC <br /> (Resource Conservation) and the zoning designation is AG-80 (General Agriculture, 80 <br /> acre minimum). <br /> The Community Development Department has the following comments: <br /> Riparian Habitat <br /> The project site is located adjacent to Whiskey Slough. The majority of the site, <br /> including the location of the dry boat storage, has the General Plan designation of <br /> OS/RC (Resource Conservation). Development Title Section 9-1510.5 states that <br /> parallel to any natural bank of a waterway, a natural open space for riparian habitat and <br /> waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality. The minimum width of said open space is one-hundred <br /> (100) feet, measured from the mean high water level of the natural bank of Whiskey <br /> Slough, or fifty (50) feet back from the existing riparian habitat, whichever is greater. No <br /> development will be allowed within this setback area, except for water dependent uses. <br /> The site plan indicates that the building will be constructed farther than 100 feet from the <br /> mean high water mark. <br />
