CONDITIONS OF APPROVAL <br /> Gary and Vic Kearney <br /> SA-93-0021 <br /> Unless otherwise specified, all the Conditions of Approval shall <br /> be fulfilled prior to the issuance of any building permits and <br /> prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval is for an 18 , 000 square-foot warehouse <br /> with an office. <br /> b. Submit an Improvement Plan prepared by a registered <br /> Civil Engineer, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading. The drainage pattern and <br /> corresponding storm drain improvements shall be shown <br /> on the Improvement Plan. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> C. All construction shall comply with the Standards of <br /> Construction stated in the Flood Hazards Chapter 9-1605 <br /> of the Development Title. <br /> d. Seventeen (17) parking spaces shall be required and <br /> shall be shown on the Improvement Plan. (Development <br /> Title Section 9-1015. 3) <br /> e. All parking spaces, driveways, and maneuvering areas <br /> must be paved and permanently maintained with asphalt <br /> or cement. Bumper guards must be provided when <br /> necessary to protect adjacent structures or properties <br /> (Development Title Section 9-1015. 5{e) ) <br /> f. One loading space shall be provided for each use having <br /> three thousand 3, 000 square feet of gross floor area. <br /> (Development Title Section 9-1015. 61b} ) <br />
